What is Cortiam?
Cortiam is essentially a real estate matchmaking service. We match real estate agents with property sellers and buyers. You gain equal access to warm prospects, evening the playing field among agents – and avoiding that awkward (time consuming) negotiation conversation. Cortiam helps agents generate real estate leads that convert.
How does Cortiam work?
It’s super easy.
Sellers set their ideal commission rate and contract terms and share a few details about their property – if you like what you see, introduce yourself and accept or counter their terms. If the prospect likes your profile and what you’ve sent, it’s a match!
Buyers create their agent wishlist and access agent profiles that match their criteria. If they like what they see, they’ll start a conversation.
Once you agree to work together, the conversation continues offline.
How much does it cost to join Cortiam?
Agents enjoy Cortiam membership for 30 days free, without entering payment information. If you want to continue, entry-level access is free and our standard monthly membership is $59.99. Cortiam membership is free for property sellers or seekers.
How do I join?
Signing up for Cortiam is easy – just enter some basic information, complete your agent profile, and engage in conversation with prospective property owners and buyers.
What’s stopping sellers from setting unreasonable terms?
Well, nothing – because part of our mission is to democratize the real estate experience for both agents and clients.
BUT, we have taken great care to educate prospective sellers about industry standards. We’ve even provided a commission calculator so prospects understand the profound difference a half or single percentage point can make to an agent.
If you’re happy with the terms set by a prospect, accept them; if not, counter! It’s a dialogue – but not an awkward, time-consuming one.
What details will I have about properties on Cortiam?
For privacy and equity reasons, you won’t have access to a prospect’s property address unless you agree to work together – but you will see four photos; learn which city and state the property is in; view Cortiam’s estimate of the property price; and access these details:
- Residential vs Commercial
- Property Type
- Land Size
- Building Size
- Build Year
- Bedrooms
- Bathrooms
What details will I have about buyers on Cortiam?
You can’t peruse buyer profiles on Cortiam – they’re the ones doing the perusing. A buyer’s wishlist serves as a filter, revealing which agents are most suited to their needs and wants. The more detailed your profile, the more likely you are to pop up in their search results. Buyers reach out to you if they foresee a match.
Can buyers on Cortiam see seller properties on Cortiam?
No. Cortiam is designed to match sellers and buyers with agents – not to match sellers and buyers with one another.
How do I communicate with prospects?
You’ll communicate with prospective sellers and buyers through the Cortiam portal. Only after you agree to work together will you gain access to their contact information. The conversation then continues offline, just like a traditional agent-client relationship.
How do I match with a prospect?
There are two steps to matching with a prospective seller. They set their ideal commission rate and contract terms and showcase their property. If their asset matches your expertise, accept or counter their terms and send an introduction. If you match, it’s a win!
Buyers create their agent wishlist and scan agent profiles that match their search criteria. If you’re the right agent for their property search, they’ll start a conversation.
How many introductions and wins do I have with monthly membership?
In most markets, standard Cortiam membership offers seller’s agents 10 active introductions and 2 wins per month. Unanswered or fruitless introductions are added back to your monthly intro bank.
We cap the number of seller’s agent intros and wins because part of our mission is to give agents equal access to clients, creating a more even playing field. As market inventory fluctuates, the maximum number of monthly introductions and wins may also fluctuate.
There’s no cap on active conversations and wins for buyer’s agents.
What if my seller introductions aren’t answered, or buyers don’t engage?
If you experience minimal activity, you may want to tweak your profile. Adding a video or more descriptive bio is the most effective way to help your prospect get a sense of your experience, expertise, personality and passion.
Unanswered or fruitless introductions to sellers can be withdrawn and added back to your monthly intro bank.
Is there a winning fee?
For seller’s agents, yes. Matching with a prospect and gaining access to their contact information is considered a win. Standard Cortiam membership includes 2 wins per month. Winning fees start at $99 and depend on the listing. Wins with no activity in 14 days are eligible for a refund.
There is no winning fee for buyer’s agents.
Does Cortiam demand a percentage of my commission?
Absolutely not. The only expenses you’ll incur from Cortiam are a monthly membership fee, if you choose to become a member, and a nominal winning fee per seller’s agent match. There is no winning fee for a buyer’s agent match.
Once you’re matched with a prospect, the conversation continues offline. Cortiam has no claim to transactions that occur outside of the Cortiam portal.
We get the conversation started, but you earn your commission – it’s yours!
Can I rescind an introduction?
Yes, you can withdraw an introduction at any time – but be mindful that sellers can provide feedback on their Cortiam experience.
Note that winning fees are not eligible for a refund once you’ve had access to a prospect’s contact information for 14 days.
Can prospects look for an agent through other channels too?
Yes. Prospects are not restricted to looking for their ideal real estate agent on Cortiam – they can go “the old fashioned way” of finding a real estate agent through word of mouth or via online research too.
